BROAD MARKET PLANNING ALLOWANCES

Three common renovation starting points.

Bathroom renovation Hamilton

$18,000–$40,000+

A useful starting allowance for a complete bathroom remodel. Room size, layout, tile and fixtures affect the final scope.

Plan this renovation

Kitchen renovation Hamilton

$30,000–$90,000+

Plan around cabinetry, counters, appliances and any layout changes. Structural work and premium selections can take costs higher.

Plan this renovation

Basement renovation Hamilton

$35,000–$85,000+

Compare specifications before comparing totals

A headline price is only useful when it describes the same work. Ask whether demolition, disposal, protection, preparation, service changes and finish restoration are included. Check what a cabinet, fixture or tile allowance actually buys.

Owner-supplied appliances and fixtures still need coordination. Clarify who confirms dimensions, handles delivery, addresses damage and pays for any resulting installation changes.

Separate required work from optional upgrades

Begin with the conditions and functions the renovation must resolve. Then identify the finishes and upgrades you most value. A usable layout and correctly planned services usually deserve attention before decorative extras.

Ask for optional items separately where practical. That lets you make budget choices without confusing the base scope or assuming that a later substitution has no construction consequences.

Budget for the parts outside the finished room

Drawings, approvals, professional review, access arrangements and restoration can sit outside a room-only estimate. An addition can affect roofs, exterior finishes and adjacent rooms. A basement project can affect the stairs and service areas.

For larger projects away from Hamilton, delivery and travel arrangements belong in the scope. Include the complete path from existing condition to usable finished space when reviewing the price.

Use a clear written process for changes

A hidden condition or requested upgrade should lead to a documented scope decision. Review the price, responsibilities and timing before authorizing the change. Keep the accepted revision with the project record.

A contingency helps with uncertainty; it does not replace a complete quote. Discuss how much investigation can be done before pricing and which assumptions remain provisional.

CLEAR ANSWERS BEFORE YOU BUILD

Renovation cost questions.

Every property is different. Tell us what you’re planning and we’ll discuss the details that matter to your project.

Ask Petta
Are these Petta Construction’s actual prices?

No. These are broad CAD market planning allowances based on public Hamilton renovation cost guides. They help frame an initial budget conversation. Petta’s price depends on your site, accepted specifications, scope, responsibilities and written quote.

Do the planning ranges include taxes?

The published comparisons do not all use the same inclusion and tax assumptions. Confirm applicable taxes, fees and the total payable in your actual quote. Do not treat a market range as a tax-inclusive offer.

Why can two bathroom renovation quotes differ so much?

One may retain the layout and specify simpler fixtures; another may relocate services, rebuild wet areas and include premium tile or cabinetry. Demolition, preparation, ventilation, glass and restoration also vary. Compare line items and specifications before deciding whether the prices cover equivalent work.

Does a basement apartment cost the same as a family basement?

No. An independent dwelling can involve separate entry, life-safety provisions, service changes and approval work that a family recreation room does not. Feasibility comes before a reliable suite price. Ask for a scope that reflects the intended occupancy.

What contingency should I use for hidden conditions?

A contingency is useful, but the appropriate amount depends on the building, investigation and scope. Older construction and major service or structural changes can create more uncertainty. Discuss the likely unknowns and how changes are approved rather than treating one percentage as a guarantee.

How do I keep renovation costs under control?

Define the scope and priority outcomes early. Retaining a workable layout can reduce changes, while timely fixture and material decisions help avoid revisions. Use complete allowances, keep discretionary upgrades separate and approve changes in writing with their schedule effect.

Can you price an addition or custom home per square foot?

A rough area comparison can miss foundations, roof connections, site access, services and finish levels. A complete construction estimate needs a design and property review. New-home licensing and warranty arrangements also need clarification before an agreement is made.

Can larger Niagara projects include travel costs?

Travel and trade logistics can affect a larger project farther from Stoney Creek. Discuss the address, scope and working sequence during the first conversation. Any accepted arrangements should be reflected in the written quote.
